The number of single family homes and condos available for rent in the eastern Ventura County area has dropped dramatically in recent months. This is typical for this time of year but compared to this time last year numbers are off by 25%.  Most of the properties we see available are either overpriced or are not in tip top shape. Homes that are in good shape and priced properly are leasing in a very short period of time from (18-29 days on avg July-Sept.).  

The Conejo Valley area of Ventura County, (Thousand Oaks, Newbury Park, and Westlake Village) command premuim rents compared to other cities in Ventura County.  The dip in supply may help homeowners with quality properties. With limited choices, renters may be forced to be pay a bit extra for the home they want. However renters seem to be very selective since many of the applicants were former homeowners who want certain amenities. We urge owners to price their home properly, clean it, and fix any minor problems. Tenants demand a quality product and provided with one they will usually reward the landlord with a hassle free experience.
